Planning Appeal/Presentation News March 2018

PLANNING APPEALS

Date 09/08/17 Ref No. PP-06298937 Case No. 17/02070/HOU
Location 15 Peninsula Square, SO23 8GJ.
Proposal Single storey extension to east elevation.
Comments This was refused on the grounds that it fails to preserve or enhance the special character of the surrounding listed buildings, the surrounding Conservation Area, Scheduled Ancient Monument and the County Park and Garden; fails to relate to the overall character of the building in terms of style, and results in a harmful impact on the visual amenities of the street scene. The appellant (at great length) disputes these points arguing that it will have minimal visual impact. The Trust made no comment originally on the basis that the impact would be minimal. The Appeal has been lodged.

Date 14/09/17 Ref No. PP-06385396 Case No. 17/02356/FUL
Location The Corner House, 15 Bereweeke Close, SO22 6AR.
ProposalNew two storey, two bedroom house with new access from Bereweeke Road.
Comments The Trust liked the design of the proposed house and thought the grounds for refusing the previous proposal (17/00152/FUL) had been overcome. WCC disagreed; there were lots of objections. The Appeal has been lodged and there are no details yet.

Date 31/01/18 Ref No. PP-06706119 Case No. 18/00279/HOU
Location 30 Clifton Road, SO22 5BU.
Proposal Demolition of existing rear extension and addition of new Lower Ground and Upper Ground Floor rear extension. Internal alterations, including lowering of Lower Ground Floor level. Adjustment of window size to the First Floor on the rear elevation. Addition of new bicycle store and bay window to Lower Ground Floor to the front of the property.
Comments The Trust thought the proposal acceptable. The Appeal has been lodged and there are no details yet.

Date 21/03/16 Ref No. W 11337/01 Case No. 16/00517/FUL
Location 180 Greenhill Road, SO22 5DR.
Proposal Replacement of four semi-detached houses (Number 178-184 Greenhill Road) with two blocks of student accommodation consisting of: 3 x 3 bed flats, 11 x 4 bed flats,1 x 5 bed flat, 9 x 6 bed flats, 2 x 7 bed flats, 1 x 8 bed flat, (total of 134 student beds) and a Warden's flat, together with amenity space, cycle storage, bin store, restricted operational car parking and landscaping.
Comments The Trust said that while the reduction of 161 to 134 units is a step in the right direction, the real issue is that the site and location is unsustainable for such a large student population off campus; it is hard to see how a large student development can happily coexist with the existing residential area. The Appeal has been lodged and there are no details yet.
